Survey Indicates That Selling Your Home Mid-Week During the Winter Season May Be Easier Than You Think
In the Real Estate Section of the New York Times this week, there was an article that challenged the myth that houses on the market during the winter were like a "clearance rack" and that winter is the worst time of the year for home owners to consider selling their homes.
In a survey of over 750,000 homes sold a survey showed that winter is better time of year to sell than you think. The survey concludes that homeowner who list during the winter have less competition, so your property is more likely to receive more attention. Nationwide statistic show that Fridays are the most profitable day of the week during the cold months of winter.
On Long Island, a recent MLS survey yielded that Wednesday's in March produced the greatest number of home sales. Further statistics indicate that properties listed at the tail end of winter tend to sell the fastest, because come March, more homes are introduced to the market in anticipation of spring.
Overall, the analysis indicates that homes listed on a Wednesday result in the fastest selling times -- with an average of 121 days on the market. Sellers are basically more optimistic early in the week. In addition homes that sell during the winter season tend to sell closer to their listing price during this period. The Holidays also provide a spike in on-line shoppers who spend free time perusing the internet and reviewing potential homes to purchase.
